Delightful Georgian Pied-à-Terre in Central New Town

Diligently owner-managed and lying off a private courtyard, this delightful city-centre main-door flat is spacious, bright and sunny. Descend a stone stairway, and once inside everything is geared to your comfort, enjoyment and wellbeing, helped by us being Edinburgh locals who can step in and assist should the need arise. A sense of scale and serenity pervades the softly lit interior, where lovingly decorated rooms effortlessly blend every modern convenience with authenticity and traditional finishes. The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. Being owner managed you'll be dealing with us, not a Property Manager, and you'll find the passion and energy we've put into our home will reflect the effort put into ensuring your enjoyment. Relax and unwind in this stylish oasis of calm. Explore all that the bustling Leith Walk has to offer, then walk back in minutes, close the door, unwind, and enjoy your own world of calm with comfortable beds and Scottish-themed art and photography throughout. Situated in an central, but quiet, location from which to explore the beautiful City of Edinburgh. All the city sights and Waverley Train Station are within walking distance. There are 2 bedrooms. The large double master bedroom is en-suite. The second bedroom also has a double bed and it's own bathroom next door. The apartment can comfortably sleep 4 adults (2 couples). All the beds and mattresses are new, very comfortable and feature beautiful white high quality linen and plenty of soft pillows. Each bedroom features traditional wooden shutters on the inside of every window which keep out virtually all the daylight during the early sunrises of a Scottish summer or keep things cosy in the winter. Perfectly situated just off the vibrant Leith Walk - within walking distance to Princes Street, Edinburgh Castle, Waverley Train Station, The Playhouse Theatre, The National Gallery, Harvey Nicholls, Scottish Parliament, Holyrood Park, Omni Centre Cinema, Arthur's Seat, etc. etc. You are renting the entire main door apartment and have full access to the entire apartment including the lovely private front garden. Feel free to help yourself to tea and coffee in the kitchen and use to the kitchen to prepare meals - as long as you tidy up after yourself. You will have free access to super fast Virgin Media WiFi and Virgin TV Channels. The TV has Netflix. You will have the entire place to yourself and we offer self check-in. The real luxury of our apartment is its location, seconds away from the vibrant Leith Walk, but on a quiet road with no traffic noise. Walking distance to the City Centres famous sights and festival venues. Edinburgh is not a large city - and the central location of our apartment, just off Leith Walk, means that if you wish you can walk everywhere. /Cars + Parking There is free parking directly outside our apartment - however, there are no allocated spaces. This means that during the evening a space right outside can be hard to find. However, you should be able to find a space on a nearby street fairly easily. Central Edinburgh has limited parking and strict restrictions in place. In the City Centre the vast majority of parking is pay and display – always check the instructions on the meter and carry plenty of coins with you or register with RingGo and pay via a payment card. /Walking Walking times depend on how much of a contemplative soul you are, but as guidance a brisk walk from our flat to Waverley Station, the main train station, can take you as little as 20 minutes and the Royal Botanic Gardens can be reached in 25 minutes. Bus/ Edinburgh also has a fantastic bus service and the flat is well placed, with numerous bus services running 24/7 up and down Leith Walk and Easter Road both within a minute walk of our apartment. Single fares cost £1.70 (no change given) but if you’re using the bus on more than two journeys then a Day ticket or a Day & night ticket may be more suitable. It’s also possible to buy a one-week or four-week bus pass (ridacard) For more information on routes and timetables go to Transport for Edinburgh's website or download The Transport for Edinburgh smartphone travel app which has lots of information to help you plan your journey. /Uber Most the locals tend to use Uber as their go to taxi service around the city. It works out a lot cheaper than a normal taxi. /Cycling Edinburgh has plenty of cyclists, so if you’re thinking of bringing your bike along you will be in good company. But remember the city is quite hilly! You could store a (clean) bike in the hallway of our apartment. /Trams There is also a tram line running directly from the top of Leith Walk (York Place) to and from Edinburgh Airport. There are various ticketing options which work across both tram and bus. Timetable information can be found at Transport for Edinburgh's website, and also on the the Transport for Edinburgh smartphone travel app. /Taxis There are a variety of taxi ranks dotted around central Edinburgh. Look for the unmistakable black cabs: an orange light on top means the taxi is available for hire. /Rickshaws Edinburgh at peak times wouldn’t be Edinburgh without the athletic rickshaw drivers who cycle around the city. It’s one of those unmissable experiences but remember to always agree the price of your fare in advance.

Cornerstone House, Sophisticated Gem in West End

Built in the 1820's as part of the New Town and West End, the property is in Edinburgh's World Heritage site and is a Grade A listed building. It has been renovated to maintain many of its original features whilst maintaining a contemporary feel. The whole apartment has an open feel due to the large, open door ways, extra high ceilings, wide hallway and wide plank French oak flooring throughout. The huge, living / dining area is perfect for dinner parties and the beautiful, designer kitchen is also a great place to socialise while cooking. 4 very large bedrooms , 3 with super king size beds, one with a kingsize bed. One of the larger rooms has the alternative option of 2 single beds. Hotel quality bed linen and towels provided. 2 modern bathrooms, one en-suite from the master bedroom with a walk in shower. The other has both walk in shower, large standalone bath tub and has its own music system to help you relax while you soak. 24 Hour check-in The apartment is on the 2nd floor with no elevator so may be unsuitable for anybody who has difficulties climbing stairs. Super fast wifi, cable TV, over 200 channels, sport, movies, Netflix, catch up TV etc. Video entry system. Sonos music systems in all the rooms, just connect to the wifi, download the Sonos app and you are ready to go. You can play different music in each room, all controlled from your phone. I'm always available for any queries and will help you out whenever I can. Set in a Georgian building in Edinburgh’s historic West End, a stone’s throw from the upscale boutiques, acclaimed restaurants, and lively pubs that cluster around Princes Street. Museums like the Scottish National Gallery are a short walk away. The tram service to/from the airport is about 3 mins walk - 'West End Princess Street' stop. You can walk most places in Edinburgh, however if you don't feel like it there are many taxi's and Uber works well in the city. Buses run along the adjacent street or take a short stroll to Princes street and catch one there. Parking is notoriously bad in the city although there are plenty of 'pay and display' places on the street directly outside. A cheaper option would be to pre-book a nearby NCP car park. Parking on sundays is free, for now!

Bright airy apartment with patio doors from the living room leading outside to a small seating area that’s a little sun trap, there’s a large comfy sofa and a dining table. Historic Building, recently refurbished, adapted for wheelchair users and the infirm, with walk in wet room, electric adjustable double bed and wall mounted double bed available, (living room becomes a bedroom) parking next to the building, with hand rails on path, ramp to door, some aids available on request, please ask if required. Wild Cat Lodge nestles in a beautiful scenic glen, under 2 hours from Glasgow. Furnished in the utmost luxury, the lodge sleeps two people in a king-size bed. The bathroom has a copper bath with overhead shower and the fully-fitted kitchen has an oven, dishwasher, microwave and fridge.
